Laneway Houses

Laneway houses are detached single family homes that replace the garage space that was originally available on a property. These houses are allowed by the City of Vancouver in order to increase the density within the Lower Mainland. Laneway houses provide property owners with a great source of additional rental income.  They can be built on lots that are zoned RS-1 and RS-5 with a width of 33 feet or wider (approximately 94% of Vancouver’s lots). On a standard lot, laneway houses can be up to 500 square feet and can be up to 750 square feet on a larger lot. They can have 1 or 1.5 floor configurations subject to guidelines on upper story massing, privacy and storage.  The property owners must also provide one car spot for the laneway house occupants.
